"To begin, Vi knows all the San Francisco areas very well, including all the new developments. She is transparent with her opinions, offering good perspective from both primary residence and investment standpoints. She has a fantastic network in the real estate market, whether it was with listing agents (which could make or break a deal) or mortgage brokers and contractors. Her best quality is her ability to match my intensity when it came to finding a property. I entered the market when competition was incredible, which required decisiveness and intensity. Vi was totally on-the-ball, sending me listings as soon as they came on the market, drafting offer letters within hours of us deciding to execute (even completing one near midnight), quickly turning around any questions or research requests I had, and accurately probing listing agents about demand and interest levels of each unit. "Vi helped me buy my first home in early 2013. Although she specializes in San Francisco and surrounding areas, her knowledge of the South Bay was as good as any other realtor I've met in my area. Before we began, I appreciated that she discussed my budget with me in depth and led me to be more realistic about what I could afford. The houses in my range were all going for above asking, so I had to adjust my expectations.
"I found my house right away--within two weeks, which I didn't expect to happen since the market was so hot. Vi and I both knew we had struck gold and had to move on it right away. Unlike the other houses in my range, there was no offer date set, so I put an offer in hours after I toured the house. The paperwork was signed the next morning, and moments after, another offer came in. Without her advice to put an offer in right away, I would have lost the house. It was a bit scary, but she knew exactly what she was doing. Vi also leveraged what she knew about the sellers when she wrote the offer. The realtor had told us that they hadn't yet started looking and were more casual about this sale, so my offer included an opportunity to rent back to take some of the pressure off. The sellers said this sealed the deal for them, because I didn't offer much over asking.

"In late 2012, I contacted Vi and told her I was looking for an investment property. I live in San Jose and I was in no rush to buy. I wanted a good deal on a condo that would be easy to rent and generate both a healthy cap rate and strong capital appreciation. After letting Vi know my intentions, she educated me about the different areas of San Francisco. She told me about off-market listings and investment opportunities in buildings that were in litigation. She was extremely knowledgeable and patient with me every step of the way. Vi understood that I wanted a good deal and she never tried to force me into a purchase that she didn't consider a great value and would consider adding to her own investment portfolio. After about two months, Vi excitedly told me about an off-market, short sale opportunity and told me I needed to see the property and submit an offer immediately if I were interested. I saw the 1 bedroom, 830 sq. ft. condo in South Beach and I loved it. I closed 30 days later for $601k. I knew Vi had found me an incredible deal but I didn't realize how much she had saved me until 3 weeks later when a unit in the same building on a lower floor that was 100 sq. ft. smaller closed for $650k. Besides getting me a fantastic price, Vi also helped rent this unit and I now have positive cash flow with only a 20% down payment. I never thought that would be possible. Thank you Vi! "When I interviewed listing agents to sell my home in Saratoga, I had a certain price in mind. Before I met Vi, other agents told me my price was too high and that I was “dreaming” if I thought that my home was worth that much. When Vi came in, it was a totally different story. "Vi recently helped me purchase a condo in SOMA/South Beach in SF, providing her services from search through post-move-in (a four-month process). Given that I was a first-time home buyer, she was extremely knowledgeable and helpful. Her service was extremely professional, prompt, and friendly. Overall, Vi went above and beyond expectations to make sure I could find the perfect home. Vi was extremely proactive in finding homes that fit my ideal location, budget, and most importantly the exact style I was looking for. In fact, I decided to select her as my agent because she reached out to me after an open house, providing me with off-market listings she thought I might be interested in.
"Another key factor was how knowledgeable she is with condos in SOMA, South Beach and Mission Bay--she herself is a condo owner in the area. Once I found a place I was ready to put an offer on, Vi was extremely involved in every step of the process. Both her responsiveness and her patience were critical since 1) I was under a tight timeline to put an offer and close and 2) many of the steps were new to me. On average, her turnaround on email/texts/calls was 2-4 hours. Never once in the process did it take longer than 10 hours, and typically she'd respond immediately if not in an hour or two. She always explained all of the details, and never made me feel rushed.

"I previously worked with Vi to sell my home and she did such an incredible job that I called on her again to help me find an investment property in SF. Just as I started to feel priced-out of the quickly recovering market, Vi found me a fantastic off-market 2 bedroom on Berry Street that seemed too good to be true. She explained to me that this building was in litigation because of SB 800 and put me in contact with a mortgage broker who would finance the building. I purchased in July and this unit closed at the lowest cost per square foot in the building in 2013. In a rising market, that was quite an accomplishment.
