What does “application pending” mean?
There is an application in process on the property, so it’s no longer available, but there’s a chance the application could fall through. If so, the website will be updated immediately and you’re welcome to inquire again at that time.

Do you have anything coming up in [January, the Infinity, SOMA, etc.]?
Everything we know of currently is on the site; new listings are posted within 24 hours of confirmation.

Can you call/email me if something else comes available?
Unfortunately we get too many inquiries to maintain a callback list, but new listings are added to the site within 24 hours of confirmation, so keep checking back or follow us on Twitter at @climbrentals for the most up-to-date information about what we have available.

Can you take me on a tour of available properties?
Each of our properties has a specific person in charge of it, so if you’re interested in multiple properties, you will need to contact the agent or agents in charge of them directly. What are your general application requirements?
Most owners have a minimum credit score of 650, which needs to be met by all prospective residents and co-signers/guarantors. In addition, owners typically require that the combined income of the residents is equal to at least three times the monthly rent (in the event that a co-signer/guarantor is being used to meet this requirement, their income must also take into account their own housing and other costs, and be sufficient to cover the additional rent payment for the guaranteed party, which is subject to the owner’s discretion). Lastly, most owners require that applicants have reasonably positive references from prior landlords and/or property management companies and have never been evicted from a prior residence. Please note that, because of the competition for rental housing, it is possible to meet all of the aforementioned criteria and still not be offered the apartment that you applied for.
